  2. Understand disclosures. Check which seller disclosures and other requirements apply to your property in Iowa.
  3. Choose your asking price. Research comparable homes and consider your local market.
  4. Advertise and respond. Publish your listing and communicate with prospective buyers.

Selling a home in Iowa: disclosures and documents

These are topics addressed in NavStreet's state disclosure reference. Whether a document is required depends on the property, transaction, and applicable exemptions.

  • Iowa seller condition disclosure or supported exception. A typical sale of an Iowa home with one to four dwelling units to an unrelated buyer is covered. Chapter 558A.1 lists specific transfer exceptions, including certain court-ordered, foreclosure, fiduciary, co-owner, family and governmental transfers; an estate or trust label alone is not sufficient. For covered transfers, deliver the completed signed condition disclosure before the seller makes or accepts a written offer under Iowa Code 558A.2. Identify and support an actual statutory transfer exception when one applies; an as-is sale is not an exception. NavStreet requires this upload before opening online offers, while still allowing the listing to be advertised. That earlier upload gate is platform policy. Electronic delivery requires actual written buyer acknowledgement; new offers record it with the buyer signatures and exact uploaded version. Existing signed offers keep their original answers and use the separate later-delivery receipt on the offer page. Statutory withdrawal rights remain: three days after personal delivery or five days after electronic or mail delivery when delivery is untimely. Required amendments remain governed by 558A.3.
  • Iowa additional property records. Known radon test dates/results and material property information must be disclosed in the completed seller condition statement when required. Upload available supporting test reports, mitigation records and other relevant existing records here when applicable. This is not a universally required second disclosure packet and does not require a new radon test. The official radon fact sheet is supplied automatically. The full current seller condition form must also address lead water-service-line information, independently of the federal lead paint construction-year cutoff.
  • Iowa association records. For an Iowa property with an owners association, obtain applicable governing documents, dues, assessments, restrictions and transfer information. These do not create a universal Iowa pre-offer upload requirement.

Federal lead-based paint disclosure rules may apply to housing built before 1978. This information is educational, not legal advice; requirements vary by property and transaction.
